Dear Neighbors,

I’m Robbyn Battles and today I am excited to share why I refer to my Just Listed Cards as the Anatomy of a Listing, Not Just Listed but how it Listed. Like each home’s unique character, every seller has different goals, priorities, and needs when selling their property. Every step is tailored to meet your needs, ensuring an organized and efficient experience. Below are two examples of the preparations for my two featured listings.

3026 Markridge Road in La Crescenta, $2,175,000. A stunning 5-bedroom, 4-bath home with nearly 3,000 sq ft, required thoughtful planning to get market-ready. Critical steps in the process included:

2 MEETINGS WITH THE SELLER TO CREATE FINAL MARKETING PLAN.

2 WEEKS BEFORE STAGING CLEAN OUT CREW AND MOVERS

1 WALKTHRU WITH THE STAGER

1 DAY TO PARTIALLY STAGE THE HOME

1 WEEK BEFORE HITTING THE MARKET PICTURES AND VIDEO

  • Handling Pets: To minimize disruption, we devised a plan to relocate the pets during showings safely.
  • Partial Staging: A stager was hired to focus on the living room, kitchen, family room, and primary suite. Decluttering and strategic furniture removal made the already spacious home feel even larger.
  • Furniture Storage: Movers were brought in to store some of the seller’s furniture, enhancing the home’s appeal.
  • Listing Delay: We delayed the listing by a week to ensure everything, from decluttering to staging, was picture-perfect, alleviating the seller’s stress and ensuring a seamless process.

This approach highlighted the home’s best features, particularly its ideal layout for entertaining with a large pool, play yard, and spacious patios.

3840 2nd Avenue, La Crescenta – New Price Adjustment $1,250,000. Updated, Private, and Move-In Ready. This beautifully updated 3-bedroom, 2-bath home is tucked down a long private driveway.

We conducted several walkthroughs to prepare the home for the market, followed by a thorough pre-home inspection. I worked closely with the seller, coordinating regular check-ins to ensure timelines were met and the process remained smooth and stress-free.

1 A MONTH BEFORE LISTING HOME, MET WITH THE SELLER

3 WEEKS BEFORE HITTING THE MARKET ELECTRICAL PANEL UPDATED

1 PRE-HOME INSPECTION TO CONFIRM IF THERE WERE ANY MECHANICAL ISSUES

2 MEETINGS WITH THE SELLER TO CONFIRM PROGRESS ON DECLUTTERING

1 WEEK BEFORE HITTING THE MARKET REVIEW PRICING

Market Preparation Decisions:

  • Electrical Panel Upgrade: Based on the home inspector’s advice, this was done for safety.
  • Window Replacement: Following the seller’s plan to replace all windows, improving energy efficiency and aesthetics.
  • Market Review: Monitored competition to assess potential price adjustments, up or down.
  • Shared Calendar: A shared timeline is used to keep everyone on task and on schedule.

This home is fully prepared for the market and its first open house!

Thinking of selling? Let’s create your perfect plan.

Respectfully,

Robbyn Battles
