Hello, Robbyn Battles here! I’m thrilled to share this months postcard feautring a concept  I’ve passionately developed: “Anatomy of a Sold.” This innovative approach transcends the typical “Just Sold” announcement, by offering a deeper, more educational insight into the complexities of the actual transactions. Let’s dive into the key elements of an “Anatomy of a Sold” discussion, using real closings to illustrate the diverse nature of each transaction. Below are two of my recent closed sales. The future is It’s about How it SOLD,  not Just Sold.

As many of us prepare for retirement and reflect on the years spent in our cherished homes, a common challenge arises: purging years of accumulated belongings and sometimes neglected maintenance. This letter is about the Anatomy of a Sold, meaning I’m not just sharing what was sold but explaining how it sold. I have noticed the significant stress this process can cause. However, with the right strategies, this can be a relieving experience. Whether it’s figuring out how and where to start decluttering, addressing maintenance issues to ensure the home shows well, or coordinating the timing to get everything done in a limited period, these concerns are shared by many long-time homeowners in our community. In the following paragraphs, I will provide some real-time examples and strategies that allowed these two sellers below to navigate this transitional period easily and confidently. Great advice for every seller, not just retirees!

When I first met the homeowners at 4804 Dunsmore in La Crescenta, they had lived in their home for over 40 years. They were meticulous, often focusing on minor items that wouldn’t significantly affect the property’s value. They signed the listing contract two months before the home was scheduled to hit the market, and during this period, they worked on purging the items I suggested. As we neared the on-market date, we decided to stage the entire home since their heavy furniture filled every room. Fortunately, they moved out before the home went live. The shared calendar was crucial in keeping us on track. The home hit the market and closed in 18 days with six offers.

Next, let’s discuss 9413 Creemore Drive in Tujunga. The seller was a widow who needed frequent check-ins to stay on track with preparing each space. Besides getting her home ready, she was also looking for a new place out of the area with the help of an agent I referred. We had to juggle house prep and her home search, which included hosting a one-day event to donate her beautiful grand piano. Additionally, we managed the logistics of keeping her pets safe during showings and handling an alarm system. With a solid plan, the home was on the market for two weeks, sold at full price, and included a 60-day rent-back period, allowing her to find and transition to a new home smoothly.

The easiest way to ensure a well-managed sale is through open communication and a well-thought-out plan, preferably on a shared calendar. No sale or property is too complicated to handle.
