🎉 Exciting news from La Crescenta! I’m thrilled to share the news of another successful closing, but this journey was unlike any I’ve had in a very long time! 4355 Pennsylvania Ave. in La Crescenta. Sometimes, in real estate, like in life, one challenge can test our resolve. In this case, it was our lender in Glendale. 🤦♀️ Despite a challenging journey, we emerged triumphant, thanks to our incredible clients.
🔄 The Challenge: An Uncooperative Lender In real estate, harmony is vital, but sometimes, one discordant note can throw everything off. In this sale, our biggest hurdle was a Glendale lender who proved less than reliable. Vanishing for days, unresponsive to texts, emails, or calls – they turned what should have been a 30-day escrow into a 77-day marathon.
🛡️ Our Solution: Patience and Strategy Our seller’s patience was saint-like, and our buyers were absolute troopers. While we tried to navigate away from this lender, sometimes acceptance is the only path forward. To balance the scales, we negotiated a per-diem credit for the seller, amounting to over $3,000 paid by the buyer. Additionally, the buyer released $10,000 of their deposit as non-refundable to the seller. A small price for a big lesson – teamwork matters! 🔑 The Happy Conclusion Finally, after much anticipation, we closed! Our sellers were beyond thankful, and our buyers, who were on vacation, had to use a power of attorney for the final signing.
