Why Did the Seller Choose an Off-Market Sale?

  • The seller, a long-term homeowner, had a big family event planned and did not want to move to their desert property during the heat of the summer.
  • They did not want to deal with extensive home repairs or preparation sometimes done for a regular sale.
  • Fewer people are coming through their home.

How We Made the Sale Easy for the Seller:

  • The pre-marketing plan was to find a buyer willing to close in late September or agree to a rent-back. The goal was a slow and stress-free sale process.
  • By leveraging community connections, the buyer was represented by an agent in my network.
  • While the seller was on vacation, this was the perfect time for buyer inspections.
  • The closing was in late September, as our pre-marketing schedule called for.

  • In escrow and closed $1,450,000 still 25,000 higher than the increased listing price.
